What is Evidence of title?
If the title of the Property is
registered at HM Land Registry an
Official Copy of Register Entries and
filed plan. If the property is
unregistered an Index Map Search and
copies of the documents which a Seller
would normally reasonably expect to rely
upon in order to satisfy themselves that
good and marketable title was being
offered.
In respect of Leasehold properties,
copies of the Lease, Regulations and
Rules made for managing the property,
service charge summaries, ground rent
and insurance costs together with
details of the current Lessor or
proposed Lessor, Managing Agents or
proposed Managing Agents and details of
any proposed amendments tot the property
for works to be carried out under
Section 20 of the Landlord and Tenant
Act 1985 and that the appropriate notice
has been served.
