Standard Searches
The Home Information Pack must include:
A) The results of a search by the local
land charges register relating to the
property being sold, and the other
records held by the local authority on
matters of interest to buyers such as
planning decisions and road building
proposals. These are referred to as
local enquiries in the Home Information
Pack regulations.
B) The provision of drainage and water
services to the property
The procedural guidance to the Home
Information Pack Regulations contains
information about what should be
included in the search reports.
Local Land Charges Register
This provides details of matters
registered with the local authority and
will include details of:

Planning permissions

Building regulation approvals
-
Completion certificates
-
Status of highway and verge
-
Compulsory purchase orders
-
Tree preservation orders
-
Details of enforcement action
-
Many other matters
Drainage and Water Search
This provides details of all mains water
and drainage services together with a
plan showing the routes of the pipes.
